Plenty of flooring companies say no hidden fees. Here is the list behind ours: what is in the price, what is not, and what happens on the rare day we find something under your floor that neither of us expected.
In your quote
- Removing the old floor
- Carpet, pad and tack strip, or old vinyl, laminate or tile where it comes up cleanly.
- Hauling it away
- It leaves with us. Nothing is left at the curb for you to deal with.
- Moving standard furniture
- Sofas, beds, tables, dressers. No charge.
- Luan
- A thin underlayment over a sound subfloor where the surface needs evening out first.
- Patching
- Filling dips, seams and small damage so they do not telegraph through the new floor.
- Self-leveling
- A poured compound where a floor is out of level enough to matter.
- Stairs, trim and transitions
- Where they are part of the job, they are listed and priced in your estimate.
- The plank itself
- Supplied by us. You choose from samples we bring to your home.
Not in your quote
- Rotten or water-damaged subfloor
- Boards that have failed have to be cut out and replaced. It is carpentry, not flooring, and it is priced separately.
- Damaged joists
- Structural work, under the subfloor. It has to be put right before a floor goes over it.
- Moving a pool table, piano or safe
- We will move them to another room if you need, and any charge is agreed before we start.
- Clearing a room
- Furniture we move. Boxes, clothes and general belongings need clearing before we arrive.

Have us arrange the repair, bring in your own carpenter, or stop there. The flooring price does not change behind your back.
