What decides the cost
How much floor there is
Square footage is the starting point, and the shape matters as well as the size. Closets, hallways and doorways mean more cuts than one open room of the same area.
What is coming up
Carpet and pad come up quickly. Glued-down vinyl or an older floor that does not come up cleanly takes longer. Removal and haul-away are in the price either way, but they are not the same amount of work.
What the subfloor needs
This is the big one, and the one no website can see. A flat, sound subfloor needs little. Dips, seams or an out-of-level floor need luan, patching or self-leveling first, and that prep is written into your price.
Stairs
Every step is its own small job, so a staircase is listed and priced separately in your estimate.
Trim and transitions
Where the new floor meets carpet, tile or another room, and around the edges of each room. How many there are depends on your layout.
The plank you choose
A 20 mil wear layer is the residential standard. A 30 mil plank is the heavier choice for busy homes and big dogs. We bring samples of both.
Moving your furniture does not add to it. We move standard furniture at no charge, so a full living room costs the same to floor as an empty one.

Why online prices come in low
Most numbers you find online are for laying plank on a floor that is already flat and empty. Real rooms have old carpet, glue, dips and furniture. The difference turns up later as extras.

LVP cost questions
- How much does LVP installation cost in Metro Detroit?
- It depends on the size of the rooms, what is coming up, what the subfloor needs, and whether there are stairs. That is why The Floor Guys (thefloorguysmi.com) prices every job in person: the estimate is free, in your home, and the written price includes the prep.
- Why don't you list a price per square foot?
- Because a per-square-foot number leaves out the part that changes most from house to house, which is the prep under the floor. We would rather give you one written price that already includes it than a low number that grows once the old floor is up.
- Is removing the old floor extra?
- No. Taking up the old floor, hauling it away and moving standard furniture are part of the written price.
- Can the price change after the old floor comes up?
- Only for rotten or water-damaged subfloor or damaged joists, which nobody can see until the floor is up. If we find any, we stop and show you before anything else happens, and you decide what to do.
- How long does the estimate take, and does it cost anything?
- It is free. We come to your home with samples, measure every room, check what is under the old floor where we can and give you a written price.
- Can I pay monthly?
- Yes, for eligible customers through Acorn Finance. Checking takes about two minutes and does not affect your credit score.
